Dentons advises on sale of a prime logistics platform in Poland

Dentons has advised a joint venture formed by EPISO 4 investment fund, managed by Tristan Capital Partners, and White Star Real Estate, a development and property management company, on the sale of a prime logistics platform to EQT Exeter consisting of the assets located in five Polish cities.

The purchased platform is composed by five logistics parks (in Grodzisk near Warsaw, Poznań, Wrocław, Gdańsk and Czeladź near Katowice), comprising eight warehouses with a 160,000 sq. m. of gross floor area. The area available within individual warehouses ranges from 16,000 sq. m. to 40,000 sq. m. GLA. The assets are categorized as “urban logistics” given their short driving distance to major cities, which makes them an attractive option for tenants looking for lower rents relative to “last mile” warehouses while still offering close proximity to city centers.

Dentons’ Real Estate team in Warsaw advising the client was led by partner Magdalena Szwarc-Brożyna with the support of associates Magdalena Witka and Maciej Kulpiński. Senior associate Anna Hergottová from the Firm’s Bratislava office advised on the financial aspects of the deal.
