Clifford Chance has advised Nextensa, Group Promobe and their joint venture Grossfeld on the Stairs project, from development and construction through to the sale of Stairs S.à r.l. to State Street Services Luxembourg, which completed on 1 July 2026.
With a transaction value exceeding €100 million, this is Grossfeld’s second major real estate deal of the year in Luxembourg and a significant moment for the office property market.
Stairs is the first building in Luxembourg to achieve BREEAM Outstanding certification, the highest level of the internationally recognised environmental standard. It also holds WELL Gold certification and an A+ energy rating.
Located in the Cloche d’Or district, the project sets a benchmark for sustainable and future-proof office development.
Clifford Chance supported Grossfeld at every stage of the project, contributing to the development of high-quality real estate in Luxembourg.
