Linklaters advises Signal Capital Partners on its partnership with Ghelamco related to, among others, the sale of Warsaw UNIT to Eastnine AB for €280 million

Linklaters has advised Signal Capital Partners, a UK-based private asset management firm focusing on European corporate and real estate special situations investments, acting as the preferred equity partner to Ghelamco, on the joint venture and the €280 million sale of Warsaw UNIT by Ghelamco to Eastnine AB. The sale has been the largest office transaction in Europe this year.

Completed by Ghelamco in 2021, Warsaw UNIT is a landmark office building situated in the centre of Warsaw. The 202-meter-high property offers 59,800 sqm of leasable space. It is built to the highest technical standards and holds top certifications, including BREEAM Outstanding and WELL Core v2 Platinum.

Linklaters’ role included establishing an equity-based structure between Signal Capital Partners and Ghelamco, followed by €280 million sale of Warsaw UNIT by Ghelamco to Eastnine AB. The advisory was provided by Linklaters’ offices in Warsaw, Brussels, London, and Stockholm.

The transaction was led by Monika Lerka (managing associate) from Warsaw real estate practice and Marta Domino (partner) from Warsaw banking and finance practice, supported by Magdalena Szewczyk (managing associate) and Aleksandra Mielniczuk (associate). Strategic supervision was provided by Janusz Dzianachowski (national managing partner) and Artur Kulawski (partner).

The wider Warsaw advisory team included Michał Nocoń (co-head of tax practice), Wojciech Podlasin (managing associate), Barbara Wanat (managing associate), Justyna Tuleja (associate), and Marcin Wołoszyn (associate).

The Brussels team was led by Eric Pottier (partner), Laurens Cools (counsel), Viktor Pokorny (managing associate), and Anastasia Koutra (associate). The tax team was led by Matthieu Possoz (partner). The wider team included Jan Van Cauwenberghe (associate), Wouter De Muynck (junior associate), and Sacha Szmir (junior associate).

The London team included Jess Jenner (partner), and the Stockholm advisory team included Magnus Wennerhorn (partner) and Sophia Lorentzon (associate).
