Dentons has advised Tide Construction on securing planning permission for its 937-home, 49- and 34-storey scheme at College Road, Croydon.
The scheme is London’s largest co-living development, with 817 co-living rooms, and the first to successfully navigate the Greater London Authority (GLA) referral process. It also delivers 120 shared ownership homes, with a viability review. The scheme complements the adjacent 101 George Street development, which is the world’s tallest constructed modular building.
Dentons’ Planning and Public Law team advised on all planning aspects of the proposal, including negotiations on the viability review mechanisms, highways and affordable housing structures for the scheme.
Roy Pinnock, Co-Head of the UK Planning and Public Law team and partner, said, “This is a great achievement for Tide and for Croydon. Saying yes to investment and new homes is not always as easy as it should be. The Council and the GLA recognised the quality of this scheme, the space credentials and the communal offering. This is high-density development in the right place, with an authority that has made real efforts to welcome dynamic investments in a vibrant metropolitan centre and deal with complex negotiations in a positive way.”
Alongside Roy Pinnock, Planning and Public Law associate Ralph Kellas also advised Tide.
