Dentons has advised Skanska Property Poland on the sale of the P180 office building in Warsaw to a joint venture formed by the Czech real estate fund Investika Real Estate Fund and Bud Holdings, a Luxembourg-based private equity fund.
P180, located at 180 Puławska Street in the Mokotów district, is an A-class office building with 15 floors above the ground offering 32,000 sq.m. of gross leasable area. Designed and built according to ESG (Environmental, Social, Governance) standards, the building has a unique exposure within the district with a great location directly at the entrance to the Wilanowska metro station, allowing access to the city center in just nine minutes. During its construction, for the first time in Central and Eastern Europe, low-carbon concrete was used, reducing CO₂ emissions by 42 percent compared to traditional materials.
P180 is not only a modern office space, but also an attractive urban area. As part of the investment, Skanska has revitalized the urban green area located directly next to the building, so tenants and local residents can enjoy open recreational space, small architecture, and a playground for children.
The facility’s sustainability is confirmed not only by its high energy efficiency, where 100 percent of electricity consumption is covered by RES (renewable energy sources), but also by its numerous certifications: LEED Core & Shell Platinum, WELL Core & Shell Gold and Building Without Barriers. The building is also pursuing WELL Health-Safety rating.
The transaction was led by Agata Koczorowska (senior associate), who was supported by Ewelina Klein (counsel) and Martyna Kamińska (associate). Managing Counsel Tomasz Krasowski provided tax advice to the client, while partner Marceli Kasperkiewicz handled the corporate aspects of the deal.
