Dentons has advised Skanska on the sale of the Building E in the Nowy Rynek complex located at the former site of Poznań’s central coach station to Eastnine AB, a Swedish real estate company focused on modern and sustainable office and logistics properties. This €79 million investment deal is already the second transaction between the two parties in Central and Eastern Europe.
The Nowy Rynek complex will ultimately comprise five buildings with office and retail space totaling 100,000 sq.m. Completed in April 2023, Building E offers tenants 28,800 sq.m. of modern space located on 15 floors, which has been designed and built in line with environmental, social and governance (ESG) principles.
All of Nowy Rynek’s buildings use solutions that save electricity and water and 100 percent of the electric energy consumption of the Building E is covered by renewable energy based on the declaration of origin. Tenants will benefit, among other things, from a ventilation system with high-class filters, which will provide as much as 30 percent more fresh air. It is certified according to LEED Core & Shell, Platinum level, and is also expected to receive WELL Core & Shell and Building without Barriers.
This is the fourth deal in a series of property transactions regarding the Nowy Rynek complex which Dentons has advised on. In June 2019, Skanska sold the first office building to Franklin Templeton Investments, while the second phase of the development was sold to the French fund Corum XL managed by Corum in December 2019. In May 2022, we advised the client on the sale of Building D worth €121 million to Eastning AB.
