Dentons has advised Skanska on the sale of building D in the Nowy Rynek complex located at the former site of Poznań’s central coach station to Eastnine AB, a Swedish real estate company focused on modern and sustainable office and logistics properties. This €121 million investment deal is the first transaction between the two parties in Central and Eastern Europe.
This is the third deal in a series of property transactions regarding the Nowy Rynek complex which Dentons has advised on. In June 2019 Skanska sold the first office building to Franklin Templeton Investments, while the second phase of the development was sold to the French fund Corum XL managed by Corum in December 2019.
The Nowy Rynek complex will ultimately comprise five buildings with office and retail space. Completed in June 2021, Nowy Rynek D building offers around 39,000 sq. m. of modern and sustainable office and retail area, which is already leased in 96%. The anchor tenant is Allegro, a popular e-commerce platform in Poland. The project is designed and built in line with environmental, social and governance (ESG) principles, which reflects on Skanska’s commitment to creating sustainable places that have a positive impact on people, society and the planet. The building has been certified with a WELL Health & Safety Rating and a ‘Building without Barriers’ certificate. It is also expected to obtain the LEED Core & Shell, as well as the WELL Core & Shell certifications.
The transaction was led by Bartłomiej Kordeczka, Partner and Deputy Head of the Real Estate practice in Poland and counsel Ewelina Klein, who were supported by senior associate Kornelia Borowiec and associate Alicja Grabowska.
