Dentons has advised Ghelamco Group, a leading European commercial real estate developer, on the sale of the Warsaw UNIT skyscraper – the developer’s flagship office development in Poland. The Swedish company Eastnine AB, focused on providing modern office properties, has become the new owner of the building. The €280 million investment is the largest transaction completed in the European office market in 2024.
Located at Rondo Daszyńskiego in downtown Warsaw, the Warsaw UNIT is one of the most environmentally friendly and technologically advanced office buildings in Europe. The 202-meter-high property, offering almost 60,000 sq.m. of leasable space, was completed in 2021 and is fully powered by clean energy, reflecting Ghelamco’s ESG strategy. The building was the first in Poland to receive WELL Core v2 certification with the Platinum rating and BREEAM with the highest possible Outstanding rating for skyscrapers.
Warsaw UNIT features a state-of-the-art BEMS system and a proprietary operating system developed by Ghelamco with its own application, which gives tenants and property managers many options, including active participation in the sustainable utility management process. The building’s sustainability is also confirmed by certification in the WELL Health-Safety Rating, Green Building Standard and “Barrier-Free Facility” systems.
